Below grade waterproofing is one of the most critical parts of ensuring a good building envelope due to the fact that there is only one opportunity to install the correct waterproofing for your buildings needs before construction of a new project. The following are different waterproofing membranes that are currently available at A-1 property services:

Types of Below Grade Waterproofing:

Pre-applied Waterproofing

  • Great product , tough and rugged, does not rely on compressive strength to perform
  • Manufactured in both SBS and polyolefin technology
  • These systems are designed to prevent water migration underneath the structure
  • Available in factory laminated pre applied butyl taped seams also heat welded systems
  • Designed to tie into pile caps and not to pilings expediting the construction process
  • Used in blindside applications
  • Some manufacturers required 3rd party inspections in order to be eligible for a manufacturer warranty
  • 5-15 year manufacturer warranty’s available
  • Cost $10-$20 SF

 

Bentonite

  • Some good, some great, some tough and rugged
  • Manufacturer with an inherent HDPE liner, some products consist of bentonite with an active polymer core technology laminated to a single ply Geomembrane
  • These systems require compressive strength in order to perform
  • Seams are taped or hot air welded
  • Designed to tie into the pilings of the structure
  • Used in blindside applications
  • Some manufacturers required 3rd party inspections in order to be eligible for a manufacturer warranty
  • 5-15 year manufacturer warranty’s available
  • Cost $10-$20 SF

 

Self-adhering Sheet Waterproofing

  • Great product, tough and rugged
  • Typically manufacturer in a rubberized asphalt technology
  • Preferred method of waterproofing retainer walls
  • Inherent HDPE liner
  • Easy to install
  • Not used in blind side applications
  • Some manufacturers require 3rd party inspections in order to be eligible for a manufacturer warranty
  • 5-15 year manufacturer warranty’s available
  • Cost $7-$15 SF

 

Spray-applied or Rolled Waterproofing

  • Great product, tough and rugged
  • Typically manufacturer in a rubberized asphalt technology, urethane, or elatomeric
  • Inherent HDPE liner
  • Not used in blind side applications
  • Some manufacturers require 3rd party inspections in order to be eligible for a manufacturer warranty
  • Easy to install
  • 5-15 year manufacturer warranty’s available
  • Cost $7-$15 SF
