If the time has come to replace the roof on your Miami-area home, you’re probably researching shingle warranties and comparing products. If you’re like many other homeowners, you may find warranties difficult to understand and want an uncomplicated answer to the question, “what does a shingle warranty cover?” Here, we’ll provide some much-needed clarity about shingle warranties to help you choose the ideal level of protection for your home.
Shingle Warranties 101
Shingles are like most other building products on the market: higher quality versions tend to last longer, but installation quality plays a key role in product performance. What this means in practical terms is that you can choose the most expensive premium fiberglass shingles and still end up with roof problems if they’re not installed properly.
Shingle Warranty Coverage Facts
Now that you understand the correlation between materials and installation, we can answer the question, “What does a shingle warranty cover?” Leading roofing manufacturers offer two main types of warranties:
- Basic warranties. These are material warranties that vary in length depending on the specific shingle purchased. Generally, they cover only material defects for a certain period. For example, with 3-tab shingles, you’d have non-prorated or 100 percent coverage for 3 to 5 years, then prorated coverage for an additional 7 years for a total of 10 years. If problems develop due to a product defect during the prorated period, you’ll get a partial credit or refund based on the time remaining.
- Only Shingles. It’s important to know that basic warranties only cover the shingles, and not water shield, flashing, underlayment, vents, or labor costs to remove or dispose of defective materials. If the manufacturer determines that your shingles have failed due to poor installation, you have no protection at all.
- Upgraded warranties. Manufacturers understand how important quality installation is to shingle performance, so they offer enhanced warranties if your new roof is installed by one of their trusted, factory-certified contractors. For example, GAF offers a mid-range warranty that provides 20- to 50-year coverage against defects, with 2 years of workmanship coverage. Their most comprehensive warranty covers the entire roof system against defects for 50 years, as well as installation and disposal costs.
