Clay and concrete tiles are one of the most durable roofing materials on the market, but it is important that they are inspected and repaired on a regular basis in order to keep them looking and performing their best. Chipped Tile Corners
Sometimes, tiles are installed using nails or screws. If they are fastened too tight, typical of tiles that are screwed, continual expansion and contraction through seasonal changes will eventually cause the tiles to crack and chip. In addition to replacing damaged tiles, we can also inspect the rest of your roof system to replace any tiles that are beginning to crack or chip.
Blown Off Cap
The cap is the area of your roof, along the ridge line, where the two pitched slopes join together. This area is covered with tiles that are shaped like a U or V. They are the most susceptible to damage from high winds. Many contractors use a cement mortar to affix the tiles because it is cheap. Unfortunately, the subtle movements and vibrations as the result of wind friction cause the mortar to break down and eventually weaken. Once the bonds are completely eroded, the caps can blow off or simply fall off as the result of gravity. Make sure the replacements are held down using proper ridge anchor flashing in addition to fasteners and mortar.
Tiles Are Sliding
This is especially troublesome for homes and businesses with steeper roof pitches. If the tiles are not fastened properly, the asphalt adhesives will begin to melt in the hot summer sun. The weight of the tiles, combined with a softened adhesive, can cause the tiles to shift out of place and begin sliding down the roof. Unfortunately, this issue is beyond the scope of a tile roof repair. It is a sign that the roof will need to be replaced soon.
