Miami Homeowner’s Guide to a Metal Roof

A metal roof is a great way to protect your home while adding value and curb appeal to your property.

The benefits of a metal roof include:

  • Fire and wind resistant
  • Little or no maintenance
  • Lightweight, durable and energy efficient
  • Lasting for 50 or more years

Styles and colors

The corrugated, rusting metal roof of the tropics is history. Modern metal roofs are designed to mimic tile, shake or wood shingles. They are available in a wide variety of sizes and colors for all architectural styles.

Metal roofs are lightweight and can be coated to reflect the sun. This saves on air conditioning costs. Metal shingles weight 50 to 100 pounds per square, a measurement equal to about 100 square feet. Traditional concrete or asphalt composite tiles weight about 750 to 900 pounds per square unit.

Shingle styles come in sheets that have the appearance of separate tiles. Metal standing seam panels are 12 to 36 inches wide and they can be applied over old roofing.

Resistance

Metal does not burn and it does not attract lightning. Your roof is constructed over a sheathing that is connected to the walls of your home in Florida. Hurricane straps are placed over the rafters beneath the roof to hold it to the house in high winds.

Metal roofing that is properly applied with sheathing connected to the wall of your home can lower your homeowner insurance through Florida’s wind mitigation discount program.
The smoother texture of metal roofing makes it more resistant to high winds that can rip off shingles. Rain runoff is immediate since metal does not absorb water. Hailstones, tree branches and leaves don’t collect on smooth metal roofs.

Metal roofing is usually treated with a zinc coating to prevent rust and corrosion. Mildew, moss and algae need a rougher, porous surface that holds water for growth, and metal does not have that.

Materials

Metal roofing products are available in steel, stainless steel, copper, aluminum and zinc alloy. Strong, durable steel is the most popular and economical. Epoxy primer is added with durable, baked-on acrylic paint for different colors.
