Emergency roofing replacement or repairs are stressful and expensive. Having a trained professional periodically inspect your roof can help guard against many unexpected surprises. At A-1 Property Services, we have developed a roof inspection process that thoroughly evaluates the condition of your roof structure, including the interior and perimeter.

Step 1: Signs of Water Damage

Our experienced Miami roof inspector will begin the process by examining your home’s interior, looking for any signs of water damage on ceilings and walls.

Steps 2 & 3: Attic Inspection for Moisture

The attic area will indicate signs of damage from moisture or dry rot. Either of these can cause a concern for the structural integrity of your home.

Steps 4 & 5: Proper Ventilation & Insulation

It should be properly insulated and ventilated to help regulate the temperature of your home and roofing system.

Step 6: Moving Outside

The exterior of your home will be inspected. Major features of the roof and the perimeter are scrutinized for evidence of damage or deterioration.

Step 7: Close Inspection of Roof

Following interior and perimeter inspections, the inspector may need to access the roof itself for a closer visual inspection. OSHA safety standards must be complied with for the security and safety of our team and your home.

Roofing inspection areas of concern include:

  • Broken, missing, or deteriorating tiles or shingles
  • Excessive rust or gaps in metal roof seams
  • Detatched granules from asphalt shingle roofing in gutter system
  • Loose or missing flashing, especially around chimneys or vents
  • Inadequate or blocked ventilation
  • Discoloration of roofing shingles or panels
  • Mold growth
  • Stains on exterior walls or underside of roof decking
  • Loose, gapped or leaking gutters
  • Blocked downspouts

Our detailed roof inspections mean your roofing system will last longer, ensuring safety for your family and possessions for years longer than a standard roof installation.
