Common Roofing Questions

Your roof is the largest and most important structural system in your home. A-1 Property Services wants to make sure you understand the processes we go through when evaluating and repairing or replacing a roof. Here are some of the roofing questions we are asked most often by our Miami roofing customers.

Q. How can I tell if my roof has a problem?

A. Not all leaks are visible or produce damage right away. Some leaks can be in place up to a year before any signs are visible to the homeowner. You may see granules from your shingles collecting in your gutters. The shingles may start curling or splitting on the roof. That’s why it is important to have your roof inspected periodically by a qualified Miami roofing contractor to determine if your roof is simply aging normally or if a more serious problem is occurring.

Q. If I have a leak do I need to replace the whole roof?

A. In many cases, a leak can be repaired without complete replacement. Leaking can occur because flashing has come loose or a section of your roof has been damaged. It is best to have your roof inspected by an experienced roofing contractor to determine the extent of the problem and your repair options.

Q. How long should my roof last?

A. The life of your roof depends upon several factors. Roof type, pitch, ventilation, installation, maintenance and weather all play a part. As a general rule, shingle roofs should last 15 to 25 years. Slate, metal or tile roofs can last up to 50 years or more.

Q. What is the best time of the year to have my roof replaced?

A. Roofing materials can be installed year round. An experienced Miami roofer understands the weather restrictions for each type of roofing material and can advise you of the optimal installation timeframe.

Q. Are there things I can do to make my roof last longer?

A. Routine maintenance such as cleaning of gutters and downspouts and keeping the valleys and flat areas free of debris will prolong the life of your roof. This is especially important for commercial buildings because a commercial roof often has multiple penetrations that can easily become clogged with debris.

Q. How long will it take to replace the roof on my home?

A. Some roofs are more complicated than others. Depending on the job, it can be 1-3 days. Larger roofs and commercial roofs may take longer. Once we start your job, we stay on it until completion. We will not leave it to start another.

Q. Do I need gutters?

A. Rain gutters are always a great idea. They redirect runoff away from your home and protect the walls, foundation and landscaping.

Q. Who is responsible for cleaning up after the roof is completed?

A. A-1 Property Services does a thorough clean up on every job. On tear-offs we are careful to have everything covered or out of the way and all debris is cleaned up and taken away on the same day.

Q. Do I need to be home when you replace or repair my roof?

A. Most of the time it is not necessary for a homeowner to be at home. We usually only require access to the inside of your home to disconnect skylight frames. Other than that you can go about your daily routine.

Q. Will my lawn, garden or landscaping get damaged during the project?

A. The protection of your lawn and other landscaping is very important to us. We use scaffolding, tarps, and other forms of shielding to minimize any disruption around your home.
