Types of Miami Commercial Roofing
Built Up Roofing (BUR)
Built-Up Roofing is one of the oldest and one of the most reliable ways of installing a new roof. The Built Up roof system started in the early 1840’s.
There are many different types of materials as well as manufactures used in Built Up roof systems. Built up roof membranes have been in use in the U.S. for more than 100 years. These roof systems are commonly referred to as “tar and gravel” roofs. Built Up Roofs are normally made up of layers of bitumen and reinforcing fabrics that create a finished membrane.
Modified bitumen sheet membranes were developed in Europe in the early 1960s and have been in use in the U.S. since the mid-1970s. Modified Bitumen is asphalt that has had modifiers added to it to give it plastic or rubber-like properties
There are two different types of Modified Bitumen, one being SBS and the other is the APP. Basically the difference is the SBS is hot mopped and the APP is torched down.
There are many different types of SBS and APP. Depending on the system you are trying to achieve or the warranty you desire you would have to choose the correct rolls to achieve the correct systems.

Single Ply Roofing (TPO & PVC)
TPO membranes are single-ply roof membranes made up from ethylene propylene rubber.. The have been tested as having excellent resistance to ozone, are algae-resistant, environmentally friendly and safe to install. TPO membranes are installed fully-adhered, mechanically-attached or ballasted.
TPO roofs are said to last from 10 to 20 years, but with proper installation. We at A-1 Property Services have a trained TPO crew that specializes in TPO installation. We have trained professional installers who went to courses and classes and have installed many TPO roofs.
PVC is a roof membrane composed of only one layer of material, polyvinyl chloride. PVC roofs are specially designed to withstand ponding water. PVC roofing systems reflect nearly 90% of the heat of the sun. We all know that is a PLUS in South Florida.
PVC is welded with hot air.
PVC AND TPO both have great qualities not only is it a cleaner application than many other low slope roofing systems but they have a very long term outcome and they are energy efficient.
